1. Always provide value 

Before you publish content on your digital platforms, ask yourself why would anyone be interested in this content? Is it something someone would like, share and/or talk about? If the answer is no, don’t publish it.

Your marketing content must have a clear objective. Think about what you are trying to achieve with this content before you create it. Will you engage, entertain or educate your audience? Make the effort to craft something people will want to read and share with their circle of influence.

2. Do your research 

Start by getting to know your customers. Who they are, where they hang out and what value you can provide to them. Find out where they spend their time and engage with them in a way which works for them.

Identify who you are selling to, but don’t approach this simplistically – for example, ‘Homeowners in X suburb’ – as it will limit your strategy. Instead, build a ‘typical client profile’ with demographic and lifestyle characteristics.

We find it helpful to give customer profiles a fake name and write a short story about them.

For example: “Chelsea is a 29-year-old woman who lives in X suburb, she likes shopping for shoes, yoga and walking her dog. She is married to no children and has an expected income of $80,000 per year. Chelsea owns a one-bedroom apartment and is looking to sell her property in the next 5 years to move into a property suitable for a family.”

3. Dedicate appropriate resources to your digital presence  

The digital marketing space has evolved immensely over the past few years, especially in the real estate industry. The nature of marketing has changed, making it increasingly difficult for small businesses and individuals to stay on top of this rapidly changing space if they are not immersed in it on a daily basis.

Digital marketing is a powerful tool. By properly harnessing it, your business, you can achieve a huge competitive advantage. As such, appropriate resources for digital marketing should be allocated from your marketing spend and/or human resources. You must either dedicate time from your own schedule or hire the appropriate person (internally or externally) to ensure consistency with your digital marketing.

Digital marketing – particularly content and social media – is a long-term strategy. It often takes 6 – 12 months of consistent effort to see real results.

Unfortunately, many agents overlook the required time and skill to effectively create and implement a good strategy, ending up falling short of their competition.
